Scope of Inspection & Limitation of Liability

FineLine Snagging carries out visual, non-invasive snagging inspections. This is not a structural survey, building energy assessment, or certified building control inspection, and it does not replace statutory certification (e.g. Certificate of Compliance on Completion) provided by the developer's registered professionals.

Inspections cover accessible areas only, including internal finishes, kitchen and sanitary fittings, visible electrical and plumbing connections, and external finishes accessible from ground level. No invasive or destructive testing is carried out, and enclosed or restricted areas (roof spaces, underfloor voids, ducts) are not accessed unless safe pre-existing access is provided.

The inspection does not include structural assessment, testing or commissioning of building services (heating, MVHR, boilers), electrical or plumbing certification, or formal compliance certification against Building Regulations or BCAR. Any reference to these standards is for context only and does not constitute certification.

​

Defects that are hidden, latent, or concealed at the time of inspection (including anything behind furniture, stored materials, or laid floor coverings) cannot be identified. The report reflects the condition of the property only on the date and time of inspection.

​

The report may be shared with the developer, builder, site agent, or the client's solicitor for the purpose of raising the items identified. It is not prepared or warranted for use in litigation, insurance claims, valuation, or any purpose other than raising snags with the developer or builder, and FineLine Snagging accepts no responsibility for reliance on the report by any other party, or for any other purpose, without its prior written agreement. This report is not a substitute for independent legal, structural, or financial advice.

FineLine Snagging's total liability arising from or in connection with any inspection or report, however caused, is limited to the fee paid for that inspection. This limit applies regardless of whether the claim arises in contract, tort (including negligence), or otherwise.

​

A full Scope and Limitations document is provided alongside every inspection report and forms part of the terms of that engagement.

Payment Terms

Full payment is due prior to the day of the inspection unless otherwise agreed in writing. Payment can be made by bank transfer.

​

A booking is only confirmed once payment details have been agreed. FineLine Snagging reserves the right to decline or reschedule an inspection where payment has not been received in advance, at its discretion.

​

Your snagging report will be issued within 6-12 hours of the inspection, once payment has been received in full.

Cancellation and rescheduling terms are set out in our Refund Policy below.

Pricing

All prices are quoted in euro (€) and are exclusive of VAT. Prices are based on property size and type as outlined on our Pricing page and may vary if the scope of inspection changes on the day.

Refund Policy

At FineLine Snagging, we want you to feel confident booking an inspection. This policy explains when refunds apply.

 

1. Booking Cancellations

If you need to cancel your inspection, please notify us as soon as possible.

  • Cancellations made more than 48 hours before the scheduled inspection are eligible for a full refund.

  • Cancellations made within 48 hours of the scheduled inspection are subject to a cancellation fee equal to 30% of the inspection cost, as our time has already been reserved for your appointment.

2. Rescheduling
If you need to reschedule, we're happy to find a new date at no extra cost, provided you give us reasonable notice.

​

3. None or Minimal Snags Found
As outlined on our Pricing page, if an inspection results in no defects, or less than 5 minor defects, being identified, you will be refunded 50% of the amount paid. This reflects the fact that a thorough inspection was still carried out, even where the property was found to be in excellent condition.

​

4. Non-Refundable Circumstances

Refunds are not provided where:

  • The inspection has already been carried out and a report delivered, except as outlined in Section 3.

  • Access to the property was not provided at the agreed time, through no fault of FineLine Snagging.

  • The client fails to attend or provide access without reasonable notice, where attendance/access was required for the inspection to proceed.

5. How to Request a Refund

To request a refund, contact us at info@finelinesnagging.ie with your booking details. Refunds, where approved, will be issued via bank transfer to the account used for payment, typically within 5–10 business days.

​

6. Changes to This Policy
We may update this Refund Policy from time to time. Continued use of our services following any changes constitutes acceptance of the updated policy.
