What is a snag list?
A snag list is a detailed record of defects, faults, or unfinished work found in a new-build property. It's compiled after a thorough inspection of the property and given to you as a clear, organised report so you know exactly what needs to be fixed before you settle in.
Why do I need a snagging inspection if my home is brand new?
New doesn't always mean perfect. Even with the best builders, defects can slip through during a busy build. A snagging inspection catches these issues while you still have leverage to get them fixed, rather than discovering them yourself months later when they're more disruptive to resolve.
When should I book a snagging inspection?
Ideally, before you complete your purchase or sign off on handover. This gives you the best chance of getting defects fixed before you take ownership. If you've already moved in, it's still worth booking one during your defects/liability period, as most new builds come with a window (often 12 months) where the builder is obligated to fix issues.
Do I need to be present during the inspection?
No, you don't need to be there. Our inspectors are happy to carry out the inspection independently and send you the full report afterwards. That said, if you'd like to be present to ask questions or see issues firsthand, you're welcome to join. Whatever works best for you.
How soon will I receive my snag list report?
You'll typically receive your full report within 6-12 hours of the inspection, so you can act on it quickly without unnecessary delays.
Is the developer legally required to fix the defects I find?
In most cases, yes. New-build properties in Ireland are generally covered by a structural warranty scheme (such as Homebond or a similar provider), which places obligations on the builder to fix defects identified within a set defects period. I'll flag anything found in your snag list clearly, so you have the documentation needed to raise it with your developer or warranty provider.
